These rooms, varying in decor and design, are located on two different floors of the lodge. The first floor contains the Blue Suite, Woodland Suite, Aubergine Suite, Nautical Suite, Red Suite, Cottage Rose Suite, and the Studio Apartment. These various rooms differ with either queen beds, a double bed, or two double beds, providing sleeping arrangements for the guests. With the Beach Rose Inn providing only complimentary coffee and tea in the morning, an in-room refrigerator is placed for guests to utilize as food storage space. An HDTV with complimentary WiFi is conveniently placed in each of the rooms, along with individual climate controls.

Some unique features are found in the Cottage Rose Suite, including a pullout sleeper sofa and wheelchair access for the room. The Studio Apartment differs from the other rooms on the first floor, as it is designed for an extended stay. A full kitchen is attached to the Studio Apartment, as well as a seating area.

The second floor of the Beach Rose Inn contains the Goldenrod Suite, Periwinkle Suite, Magnolia Suite, Yellow Rose Suite, Sandpiper Suite, Dunes Suite, Seaglass Suite, and the Tidal Suite. These rooms vary in king and queen-sized beds, with similar amenities as the first-floor suites. Direct access to the balcony is only accessible with the first room floors.

The property was originally built in the 1800s and has served as various things, including a potter studio. The Kocek family lived in the Wells area when the property came for sale and wanted to purchase the inn for the sake of wanting to get into the hospitality industry. As stated by the Kocek family's son, they had a desire to "get to know people and offer them a good experience in the town that we have grown to love ourselves."
